The stain tells you where you are

Pull the cover off an air handler in San Mateo and the condensate pan usually tells you what kind of water the house is on before you ask. City water leaves a pan that is clean or faintly grey with dust. A Floridan Aquifer well leaves orange. Iron, dissolved in the water until it meets air, settles as a rust-colored film on the pan, in the trap, around the float switch and inside any condensate pump that sits in the line. Where sulfur is also present, the utility room has a faint rotten-egg smell that the owner stopped noticing years ago.

That is the most common thread in the calls we take from San Mateo, and it affects more than the air conditioner. Humidifiers, heat pump water heaters and ice makers all scale on this water, and the condensate system is simply where we see it first.

The orange ring in the pan is iron from the well. It narrows the drain, fouls the float switch and shortens the life of any pump in the line.

What San Mateo is now

San Mateo sits on US 17 along the east shore of the St. Johns, a few miles south of East Palatka and the bridge. It was an incorporated town once and is unincorporated county now, which shows in the mix: a handful of older frame houses from its town days, block ranches from the 1970s and 1980s on acre lots, manufactured homes set back on sandy tracts, and riverfront houses on the lanes that run west off the highway to the water.

Nearly everyone is on a private well. There is no municipal gas; houses that heat with gas use propane. Electric service along this stretch is FPL for most addresses, though the utility boundary with Clay Electric is not far away and a few properties sit on the other side of it, so we check which rebate program applies before quoting a replacement.

How the water changes the work

A standard maintenance visit anywhere includes clearing the condensate line. In San Mateo it includes more:

  • Pan and trap cleaning to remove iron sediment, not just algae.
  • Float switch test, because mineral film on the float is a common cause of a system that will not restart.
  • Condensate pump inspection on houses where the drain cannot run by gravity; iron shortens pump life to a few years.
  • Water heater check on heat pump water heaters, with a recommendation for sediment filtration and softening where there is none.
  • Humidifier media replaced more often than the manufacturer’s schedule assumes.

None of this is expensive. All of it is skipped by a technician who treats San Mateo like a city address.

The river side of the community

The lanes that run from US 17 to the water hold the houses with the best views and the most flood exposure. Irma in 2017 put the St. Johns at record or near-record levels along this stretch; Ian in 2022 held it high for more than a week. Outdoor units on those lots belong on stands, disconnects belong above the stands, and a system that has been through either storm at grade deserves a close electrical inspection even if it still runs.

Heating and cooling, by house type

Block ranches here mostly run split heat pumps, and the usual age-related failures apply. Manufactured homes run package units with belly ducts under the floor, and the duct is often in worse shape than the machine. The older frame houses may still rely on window units and a propane heater, and a ductless system is frequently the right upgrade for them.

Reaching San Mateo

To reach San Mateo the truck leaves 37 Fairmont Ln, crosses into Putnam on SR 100 to East Palatka, then US 17 south: about fifty minutes. We stock drain parts, float switches, condensate pumps and the common electrical components for every brand, and we are a Lennox dealer when replacement is the right call. The phone is answered every hour and the rate does not go up after dark.

San Mateo questions, mostly about water

Why is there rust-colored sludge in my air conditioner's drain pan?

The condensate itself is clean, but a humidifier, a condensate pump reservoir or a heat pump water heater fed from the well brings iron and minerals into the equipment room, and over time the pan and drain collect the residue. Treating the well water is the long-term answer; cleaning the pan and line each spring is the short one.

Our house is right on the river. What should we do before hurricane season?

Confirm the outdoor unit sits above the high-water marks from 2017 and 2022, make sure the disconnect is mounted above it, and have us check that the condensate drain and float switch work. Should the river come up, kill power at the breaker before water reaches the pad.

Does a heat pump water heater make sense on well water?

It can, with a sediment filter and a softener ahead of it. Without treatment the heat exchanger scales and the efficiency you paid for disappears in a few years. We will look at the water before we recommend one.

What is the realistic wait for a technician in San Mateo?

About fifty minutes from our Palm Coast shop on a normal day: SR 100 to East Palatka, then south on US 17. Afternoon storm season can add a little. Emergency calls get the same drive at night with no extra charge.
