Satsuma, where the creek sets the dew point
Satsuma sits on the water three ways. The air conditioners here work harder than the thermostat suggests, and the ones near the creek have been wet more than once.

Three bodies of water, one problem
Satsuma is an unincorporated community on US 17 about ten miles south of Palatka, and its geography is unusual even for Putnam County. Dunns Creek flows north out of Crescent Lake, past the state park that carries its name, and empties into the St. Johns right here. Houses sit on the creek, on the river, on the canals and sloughs between them, and on the higher sandy ground along the highway.
Water on three sides does one thing to a house above all others: it raises the moisture load. Summer dew points in the river basin already run higher than on the coast, and a house with a screened porch facing the creek and sliders that open all day pulls in more humidity than the same house a few miles inland. The air conditioner has to remove all of it, and if it was sized or set up for an inland lot, it will not.

Reading the symptoms
The complaint we hear most in Satsuma is not “it’s hot.” It is “it feels sticky,” “the windows fog at the bottom,” “there’s a smell when it first comes on,” or “the bathroom door swells shut by August.” Those are humidity symptoms, and they point to one of a few causes:
- An oversized system that reaches the set temperature in ten minutes and shuts off before the coil has pulled much moisture from the air.
- A thermostat fan set to ON instead of AUTO, which blows the water on the coil back into the house between cycles.
- Leaky return duct in a crawlspace or under a manufactured home, drawing damp outside air into the system.
- A unit that has lost some of its charge, cooling weakly and dehumidifying worse.
Each has a different fix and only one of them needs new equipment.
The housing along the creek and the highway
Satsuma’s homes fall into three groups. Fish camps and creekside cottages, some dating to the 1950s and 1960s, are small frame or block buildings often cooled by window units or a single ductless head, and many are used seasonally or rented to anglers. Manufactured homes on sandy lots off US 17 make up a large share of the year-round housing, with package units and under-floor duct. Newer block houses from the 1990s onward sit on the better-drained ground and carry conventional split heat pumps.
Almost everyone is on a private well. Propane serves the houses that heat with gas. Electric service is split between FPL along the US 17 corridor and Clay Electric on some of the rural tracts; which utility you pay determines which rebate program applies to a high-efficiency replacement. Flood exposure
Dunns Creek State Park and the creek itself are the draw, and they are also the risk. Because the creek’s level follows the St. Johns, the 2017 and 2022 events that flooded the river’s banks raised the creek into yards and under houses here as well. Equipment at grade near the water has often been wet at least once. We inspect those units closely and set replacements on brackets or stands above the known marks.
Services that matter most here
Humidity diagnosis and right-sizing lead the list. After that: ductless systems for cabins and additions, duct inspection and sealing under manufactured homes, flood-aware replacements, and the ordinary repair work that keeps heat pumps running through a long cooling season. We are a Lennox dealer for new systems and repair whatever brand is already on the pad.
From Fairmont Lane to the creek
Cook’s is headquartered at 37 Fairmont Ln in Palm Coast. Satsuma is roughly an hour by SR 100 and US 17, through East Palatka and San Mateo. Calls are answered around the clock and the after-dark rate is the daytime rate.
What Satsuma homeowners ask us
The thermostat says 75 but the house feels damp. Is the air conditioner broken?
Probably not broken, but likely oversized or running short cycles that cool the air without wringing the moisture out of it. Near Dunns Creek the moisture load is heavier than inland, and a system that was sized by square footage alone will struggle with it. We measure humidity and run time before suggesting anything.
Is a fish camp cabin worth putting a real system in?
If it is rented or used in summer, yes. A single ductless head in a cabin keeps mold off the walls between visits and makes the place rentable in July. It costs far less to run than a window unit left on all week.
Dunns Creek came up into our yard in 2017. Where should the new condenser go?
Above that line, on a wall bracket or a tall stand, with the disconnect mounted higher. Creek flooding here follows the river’s level, so the 2017 and 2022 marks on your property are the ones to build to.
How far is Satsuma from your Palm Coast shop?
Close to an hour: SR 100 to East Palatka, then about twelve miles south on US 17. We come through San Mateo on the way and often pair calls along the corridor.
